How our projects take shape

From an idea to a space you can actually use.

A garage conversion or ADU is a major decision. Our approach starts with your goals and property, then moves through feasibility, design, approvals, and construction—one informed step at a time.

The journey

A thoughtful path forward.

Every property and jurisdiction is different, so the details can change. This is an overview of the stages we help clients navigate, not a guarantee of approvals, pricing, or schedule.

01
Start with your goals

Initial conversation

Tell us what you're envisioning: a place for family, a guest suite, a home workspace, or a potential rental. We'll discuss the existing structure, where the property is located, and your budget and timing priorities.

Helpful to have: property address, a few photos, and your intended use.

02
Understand the property

Site review & feasibility

We explore the existing garage's condition and the considerations that can shape a conversion: zoning, setbacks, access, utility connections, drainage, structure, and applicable local requirements. Additional professional evaluations may be needed.

Outcome: a clearer view of what's plausible and what still needs verification.

03
Align on the plan

Scope, layout & budget

Discuss how the space should function, anticipated finishes, utility needs, and a preliminary project scope. Where appropriate, drawings and specialist input help clarify costs and decisions before work begins.

Outcome: direction on scope and the next planning steps.

04
Prepare for construction

Drawings, permits & approvals

Projects may require plans, permit applications, inspections, and other approvals from local authorities. Requirements vary by city, county, and property. We work through the relevant steps as the project moves toward construction.

Important: no ADU use or number of units is assumed permissible until verified.

05
Bring the vision to life

Construction & progress updates

With necessary approvals in place, construction may involve structural work, utilities, insulation, interior finishes, and exterior improvements. Project schedules and inspections depend on the approved scope and site conditions.

Goal: a functional, thoughtfully finished space built to the approved plan.

06
Ready for what's next

Final checks & walkthrough

Review the completed work, address any remaining items, and confirm that applicable final inspections or sign-offs have been handled before occupancy or use. Then it's time to enjoy the additional flexibility your property offers.

Potential rental uses remain subject to applicable laws and restrictions.

What matters to us

Practical thinking. Intentional results.

◇

Purpose first

We begin with how you want to use the space, so the plan supports your real needs.

⌂

Property-specific planning

We consider the actual structure and local requirements rather than assuming every garage is the same.

✧

Clear expectations

Scope, approvals, timelines, and costs become clearer as the project is evaluated and developed.

Questions we hear

Before you get started.

Can every detached garage become an ADU?

No. Feasibility depends on local zoning, building codes, site conditions, utilities, and the garage's existing structure. The first step is determining what your specific property allows.

Can I turn the finished space into a rental?

That may be possible, depending on local regulations and any applicable property restrictions. Rental income and investment returns are not guaranteed.

How much does a garage conversion cost?

Costs depend on size, existing conditions, utilities, structural work, materials, and approvals. A meaningful estimate requires understanding the property and the intended finished space.

How long does the process take?

Timelines vary with the project scope, design work, permit review, inspections, contractor availability, and unforeseen conditions. We avoid promising a standard timeline before reviewing the project.
